1. What Are Cookies

Cookies are small text files placed on your device when you visit a website. They are widely used to make websites work, improve user experience, and provide information to website owners. Similar technologies include web beacons, pixels, and local storage.

2. How We Use Cookies

We use cookies for the following purposes:

2.1 Strictly Necessary Cookies

  • Session authentication tokens (keeping you logged in)
  • CSRF protection tokens
  • Cookie consent preference storage

Legal basis: Legitimate interests / essential for contract performance.

2.2 Analytics & Performance Cookies (Consent Required)

We do not currently use Google Analytics. If we add analytics tools in future, this Policy will be updated and fresh consent obtained.

2.3 Advertising & Tracking Cookies (Consent Required)

  • Meta Pixel (_fbp, _fbc): Used to measure the effectiveness of our advertising on Facebook and Instagram, and in future to serve personalised ads to similar audiences. Data is sent to Meta Platforms Ireland Limited.
  • Google AdSense: Used to display relevant advertisements on the Platform. Google places cookies to serve ads based on your prior visits to our site and other sites on the internet. Data is processed by Google Ireland Limited.

These cookies are only placed with your explicit, freely given consent via our cookie consent banner. You may withdraw consent at any time.

2.4 Functional Cookies (Consent Required)

  • Search preference storage (remembering your last search location and budget)
  • UI preferences (e.g. map vs list view)

3. Google AdSense & TCF 2.2

To run Google AdSense, we use a Google-certified Consent Management Platform (CMP) that complies with the IAB Europe Transparency and Consent Framework (TCF) version 2.2. This means:

  • You will see a cookie consent banner on your first visit
  • You can choose which categories of cookies to accept or reject
  • Your consent choices are stored and respected on all subsequent visits
  • You can change your choices at any time via the "Cookie Settings" link in our footer

We do not serve personalised ads without your consent. Non-personalised ads may still be shown based on page content only.

4. Managing Cookies

You can control cookies in several ways:

  • Cookie consent banner: Adjust preferences when you first visit, or at any time via the "Cookie Settings" link in the footer.
  • Browser settings: Most browsers allow you to refuse or delete cookies. See your browser's help documentation for instructions.
  • Google Ad Settings: Opt out of personalised Google ads at adssettings.google.com
  • Meta Ad Preferences: Manage Facebook ad preferences at facebook.com/ads/preferences

Please note that blocking strictly necessary cookies will impair your ability to use the Platform.
